Commercial and Multi-Family Residential

If your project is located in a commercial or multi-family zoning district or is a commercial use in any zoning district, the following items will be required for review and approval of your permit.

Required Documents

  • Completed Construction Permit Application
  • Two hard copies of the drawings, stamped and signed by a Design Professional (required by O.C.G.A. § 43-4-16 [2013])
  • One set of drawings in PDF format on a CD
  • Site plan for any new structures and additions to existing structures
  • General contractor's license, business license, and government issued photo ID of contractor
  • If you are submitting licenses on behalf of another individual, you will also need a completed Authorized Permit Agent Form

  • 2012 International Fire Code with 2014 Georgia State Amendments
  • 2009 International Energy Conservation Code with 2011 and 2012 Georgia State Supplements and Amendments
  • 2014 NFPA 70 National Electrical Code
  • 2012 NFPA 101 Life Safety Code
  • Georgia Accessibility Code Chapter 120-3-20 (.01-.08) - 2010 ADA Standards for Accessible Design

Review Process
All commercial and multi-family residential projects require plan review by the city. Depending on the elements of your project, it may also require review by DeKalb County (for elements such as water, sewer, health, or life safety).  If you require review by DeKalb County, the city will provide you a routing sheet and directions to DeKalb County’s offices.

Once your project has been approved by any required DeKalb County departments, you will need to bring the approved plans (at least two hard copy sets and one electronic set) to the city for building and fire safety review. Each review may take up to 10 business days, but may be completed concurrently.

Fee Payment
We will email or call to let you know when the city’s plan review is finished. Once plans have been approved, you may pay your fees (by check, cash, Visa, or MasterCard) and pick up your plans and the city will issue you a permit for your project.
